Understanding Home Inspections

Learn the importance of home inspections and how they protect your investment. Discover what to expect during the process.

What is a Home Inspection?

A home inspection is a non-invasive, visual examination of accessible areas of a residential property, aimed at identifying defects that are present on the day and time of the inspeciton.

Why Are Inspections Important?

They help you understand the condition of your home prior to making one of the most important purchases of your life.

General Home Inspection

We follow the InterNACHI standards which states the following: A home inspection is a non-invasive, visual examination of the accessible areas of a residential property (as delineated below), performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. The scope of work may be modified by the Client and Inspector prior to the inspection process. The home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions. The home inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection.

For complete details about what is covered in the home inspection, please view the Standards of Practice.

Remember, we work for you, not the real estate agents or person who wants to convince you to buy the home. If there’s something off about the house or something that needs to be repaired, you may want to renegotiate with the seller.
The inspection is a report on the condition of the home at the time of inspection. It does not guarantee future condition, efficiency, or life expectancy of the systems or components.

And though we will recommend which items should be replaced or repaired, we do not fix those things or arrange to do so during the inspection. That remains the responsibility of the seller.

Why Are Annual Home Inspections Necessary?

An annual home inspection protects one of your most important investments. It is likely the last time your home was inspected was during the initial purchase of your home. It is only a matter of time before undetected problems can cause thousands of dollars of damage to your home. We will inspect the hard to reach areas that you have likely not viewed or checked since you moved into the home. The annual inspection can assist with identifying potential problems early and addressing them before they become a more costly repair.

What Can an Annual Home Inspection Do for Me?

An annual home maintenance inspection arms you with the knowledge you need to protect the significant investment you’ve already made in your home as well as provides invaluable, expert guidance in addressing any concerns as they come up.

Superior Commercial Building Inspections in Northeast Ohio

Similar to a residential property inspection, that aim of a commercial property inspection is to uncover deficiencies for the safety of the occupants, tenants, workers or customers that occupy the commercial property. We will help arm you with the information necessary to take action in the present, as well as plan for the future development of your business.

Just Because it’s New, Doesn’t Mean it’s Perfect

After your home has been constructed, it is important to ensure the finished product has been built without deficiencies. Multiple local municipality inspectors are required to review the builders work and may periodically visit the home during its construction of the home, however, they do not necessarily view the home once it has been completed to evaluate the finished product.

There are numerous discrepancies and errors that can occur in the final stages of construction prior to closing. Examples include forgetting to install insulation, cracks appearing in driveways, inadequate slope or drainage, dents in siding, improperly installed doors, improper water heater installation. Investing in the inspection can ensure that you find these problems prior to closing so that you are armed with the facts to ensure the builder corrects the issues prior to your assumption of ownership of the property.
